"Planning and building a home is one of the greatest experiences life has to offer but also one of the riskiest.  We found a fabulous but challenging opportunity in Chipping Campden with lots of potential for creative design but also potential to absorb a lot of money.  A house below ground level in the conservation area.

We worked with Dawn over 5 years to take the concept through to completion.  Of course it’s vital to select an architect you trust and believe in but we found that is just as important with contract and commercial advice.  With such a complex project we knew we had to share risk with our contractor and appointing Dawn enabled us to feel confident in doing so.

The project was tough for everyone involved; and completing it a real achievement all round.  It only worked through close collaboration which was underpinned by good commercial advice from Dawn and her patience and objective approach to resolving many inevitable issues along the way.

Dawn’s support extended well beyond the formal brief.  We experienced legal and funding issues throughout the project and benefitted from Dawn’s experience and network in keeping the ‘show on the road’.  This was our first build and came with some pretty extreme highs and lows.  Dawn played a major part in helping us through these. Top QS!"

"Since becoming Principal of Chipping Campden School in 2012 I have worked closely with Dawn Lodge of Dawn Lodge Associates on every major project carried out by the school. These have included the design and delivery of a £600K artificial grass sports pitch, a £1.5 million extension to the school’s science facilities, a similar sized project to double the physical resources for Sixth Form students and more recently the delivery of a extremely complex and ambitious £4 million venture to deliver a state-of-the-art Performing Art Centre for the School and local community. I write gladly in recommendation of the work of Dawn as QS on a recently completed project of ours.

As Chairman of Honeybourne Village hall, I worked closely with her over a period of eighteen months or so, as we oversaw the planning, costing and building of our new village hall (cost just shy of one million pounds).

First thing to say is that the proof of a pudding is in the eating, and everyone who has come into our hall in the last twelve months, since we have been open, has been bowled over by the end product, both in terms of concept and quality of building and finishes.
Dawn’s part in this was considerable, and, as I mentioned at our recent formal opening, she contributed far more to the enterprise than a normal QS. This was through regular formal meetings, and frequent suggestions (which not only gave us a better building, but also saved us a substantial sum of money). She was always available to meet, or at the end of a telephone.

In summary, therefore, I cannot recommend her too highly to you. She certainly did us proud, and, if you would ever like to see the results of her work, I would be happy to show you around the hall.

Honeybourne Village Hall

Chipping Campden School

"Dawn Lodge Associates has been actively involved with Chipping Campden School Housing Association over many years. It is now some six years since we evolved the idea of a joint development project with the school to raise the funds to build new purpose-built housing for keyworkers at the school at the same time as securing sufficient funds to build the school a new, purpose-built Performing Arts Centre.

It was Dawn Lodge who initially arranged legal consultation with well-informed lawyers before moving on to finding a developer who was willing to take on this ambitious project and sufficient capital to fund the project.  This was the difficult part of the scheme.  Dawn Lodge prepared the necessary parameters for procurement and helped us through the presentation stage.  There were many problems along the way until a suitable developer was selected.  DLA arranged land variations for the HA and drew up a detailed high-quality specification for the keyworker homes.  We are now at the final construction stage of the new houses and the Performing Arts Centre is under construction.  

We would have never reached where we are now without DLA’s relentless hard work and determination.  It has been a bumpy ride as external problems raised their ugly head.  At the eleventh hour, our developer dropped out and another one was successfully brought on board.  There have been times when I could have easily thrown in the towel.  DLA’s “can do” attitude kept us going.  We had a marathon three hour conference call with a new solicitor going over the minutiae of the development contract.  Another invaluable attribute has been DLA’s attention to detail, ensuring that the properties have been built exactly to our specification.  Through DLA’s tenacious attention to detail, major problems along the way such as drainage issues have been successfully overcome.  

I would not hesitate to use the services of Dawn Lodge Associate in the future and recommend DLA without hesitation."
